Commercial Roof Coatings & Restoration in Houston

Not every aging commercial roof needs to be replaced. In many cases, a professionally applied restoration coating can extend your roof's service life by 10 to 20 years — at a fraction of the cost of a full tear-off.

All-Type Roofing and Construction evaluates your existing system, repairs any underlying issues, and applies the right coating to stop leaks, reflect heat, and restore full waterproofing performance.

Aluminum Coating Around Exhausts & Roof Objects

Before

After
Localized reflective coating applied around roof penetration flashing

Localized coating work around exhaust curbs and roof objects starts with cleaning, surface assessment, and needed repairs. Aluminum-pigmented coating is selected only where the product is compatible with the roof and existing finish.

Scope details

Localized coating work addresses selected roof areas around exhaust curbs, pipes, and other rooftop objects. It is a separate scope from coating the full roof and starts with inspection, cleaning, and repair of the affected details.

Aluminum-pigmented asphalt roof coatings are one option for suitable metal or asphalt-based roof surfaces. The selected product must explicitly support the existing roof material and any previous coating. We identify the product and preparation requirements in the proposed scope rather than treating aluminum coating as suitable for every roof.

Around exhaust equipment, we assess contamination, surface condition, and the surrounding flashing before selecting a compatible coating. Coating does not replace needed flashing repairs or equipment maintenance.

Full-roof coating scopes include assessment, compatible cleaning, preparation, and necessary localized repairs. System selection depends on the existing roof, drainage, condition, and coating compatibility.

Scope details

A full-roof restoration considers the entire roof: existing materials, drainage, moisture condition, repair needs, and coating compatibility. Preparation and localized repairs are defined before coating application.

The proposal identifies the selected system, application requirements, and included documentation. For window or wall leaks, see commercial waterproofing; for a damaged curb or penetration, see roof curbs and accessories.

Restoration vs.
Replacement

Restoration isn't right for every roof — but when it is, it's the smarter investment. Here's how the two approaches compare so you can make an informed decision. We'll always give you an honest recommendation either way.

Roof Restoration

The Cost-Effective Path

Typically 40–60% less than a full replacement
No tear-off — minimal disruption to operations
Extends roof life 10–20 years when applied correctly
Reflective coatings reduce HVAC energy costs
No landfill disposal of old roofing materials
Renewable — can be recoated again at end of life
Best for structurally sound roofs with fixable issues
Full Replacement

When It's the Right Call

Higher upfront cost with full tear-off and disposal
Operations disruption during installation
New 20–30 year system lifespan from scratch
Required when deck or structure is compromised
Necessary when insulation is fully saturated
Required after catastrophic storm or collapse damage
Best for roofs at true end-of-life
Coating Systems

Systems We Apply

We match the coating system to your existing roof type, climate exposure, and performance requirements. Each system has distinct strengths — we'll help you choose the right one.

01

Silicone Roof Coatings

The most popular restoration coating for Houston's climate. Silicone holds up exceptionally well against standing water and UV degradation — it won't harden, crack, or chalk over time.

Best For TPO, EPDM, modified bitumen, and metal roofs with ponding water concerns
02

Acrylic Roof Coatings

A water-based, highly reflective coating that excels in high-UV environments. Excellent for energy savings and available in white or light colors to maximize solar reflectance.

Best For Metal roofs, BUR systems, and low-slope roofs in dry or moderate climates
03

Polyurethane Coatings

A two-part coating offering outstanding impact and abrasion resistance. Ideal for roofs with heavy foot traffic or mechanical equipment that creates wear over time.

Best For Roofs with high foot traffic, rooftop equipment, or puncture-prone surfaces
04

Butyl Rubber Coatings

A flexible, waterproof coating that performs well on roofs experiencing significant thermal movement and expansion — particularly around seams, penetrations, and edges.

Best For Metal roofs, aged EPDM systems, and buildings with notable thermal cycling
05

Spray Polyurethane Foam (SPF)

A seamless, self-flashing insulation and waterproofing system sprayed directly onto the roof surface. Eliminates seams entirely and adds meaningful R-value to the building envelope.

Best For Irregular roof geometry, flat roofs needing insulation upgrades, and energy-focused projects
06

Reflective & Cool Roof Systems

Energy-performance coatings designed to meet ENERGY STAR and Cool Roof Rating Council standards — reducing surface temperatures by up to 50°F and cutting cooling loads significantly.

Best For Any commercial roof where energy savings and reduced HVAC costs are a priority

Our Process

How Restoration
Works

Restoration done right isn't just painting a roof. Every project follows a disciplined process — repairing deficiencies first so the coating performs as intended for its full warranted life.

Step 01

Roof Assessment

We inspect the existing membrane, seams, flashing, insulation, and deck to determine whether restoration is viable and which coating system is the right fit.

Step 02

Surface Preparation

The entire roof surface is cleaned — pressure washed and treated as needed — to remove dirt, debris, algae, and any contaminants that would compromise coating adhesion.

Step 03

Repair & Reinforcement

All seams, flashing, penetrations, cracks, and blisters are repaired and reinforced before coating begins. A coating applied over unaddressed defects will fail prematurely.

Step 04

Coating Application

The selected coating is applied at the specified mil thickness — in one or two coats depending on the system — ensuring full coverage and consistent film build across the entire surface.

Step 05

Inspection & Documentation

We inspect the finished coating for coverage and quality before project closeout. You receive a full report with photos and warranty documentation for your records.

Commercial Roof Coatings: Start with Roof Condition

A coating scope starts with the existing roof, moisture conditions, drainage, and compatibility with the proposed system.

Prepare Before Coating

Identify leaks, damaged seams, penetrations, and wet or deteriorated materials. Cleaning and required repairs form part of the proposed coating preparation.

Compare Restoration & Replacement

Use the assessment to decide whether the existing roof is a suitable restoration candidate or whether commercial roof replacement is the more practical scope.

Keep Building Waterproofing Separate

For window perimeters, wall joints, and other building-envelope leaks, see commercial waterproofing. This page covers roof coatings and restoration.

Planning Your Commercial Roof Coating & Restoration Service

Properties & Operating Hours

We work with Houston shopping centers, storefronts, offices, warehouses, and other commercial buildings. Share tenant hours, delivery schedules, and areas that must remain accessible so the proposed work can be coordinated around operations.

What Affects the Price?

Pricing depends on roof area, surface preparation, existing coatings, required repairs, and the selected coating system. Assessment establishes the included work, exclusions, and any further evaluation needed before a project price is agreed.

What to Send Us

Provide the property address, onsite contact, affected locations, photos, relevant drawings or past repair information, and desired timing. Identify active damage, tenant concerns, and roof or equipment access restrictions.

Assessment Through Completion

We review the conditions, define the proposed scope, and agree on scheduling and access. At completion, review the agreed work and any remaining items with the project contact. Confirm documentation and follow-up requirements in the proposal.
